Prosper West, DreamOn Group prep for $3.5M West Side redevelopment
It was built in 1929 as a garment factory.

Prosper West, formerly known as the Westside Development Corporation, and DreamOn Group are forming a local partnership to redevelop 500 N Zarzamora Street's Basila Frocks Building. After being in development for four years, the original timeline was for a grand opening during the summer 2022. Ramiro Gonzales, president of Prosper West, stated that the project was delayed by Dan Markson, a developer, who died in 2019. They are currently waiting to receive additional funding approval in order to begin the redevelopment. The design phase has been completed and funding from the Westside Tax Increment Reinvestment Zone was approved by the city council. Overland Partners serves as the architect. He stated that part of the process for obtaining financing is to show the lender that tenants are interested moving in after it's finished. Prosper West will move its offices into this building. They also hope for "inclusive, active" tenants. Gonzales stated that there are many ways to engage the community outside the building. He pointed out the outdoor patio and grass space that can be used in a variety of ways such as hosting community meetings or food trucks events. He said, "As part our agreement with city for the incentives we are dedicating space within Basila Frocks to community meetings." Rene Garcia, DreamOn's co-partner, said that he witnessed firsthand the importance of the building to the community at the December engagement meeting. In an interview with Business Journal, he stated that it was a deeply moving moment to realize how the building had impacted so many lives over the years and to be able help bring it back to life for the next generation. Julissa Carmelo, my partner, said that seeing the building in action and cleaned up is what drives them personally. He stated that there are no delays planned. Once financing has been secured, he anticipates that the project will begin in March and end by 2023. Maureen Moulton, DH Realty Partners, is the building's agent. The rehabilitation will be led by Tejas Premier Building Contractor, Inc., DreamOn's in-house contractor.
